If the contract shows a "Special Rate"
or "Last Minute Rate": This rate is valid only for the indicated
number of registered persons to occupy the unit. Guest agrees to pay the regular
rate instead, when actual occupancy exceeds number of registered persons.
Regular check-in time is 4:00pm. Arrivals later than 5:00pm should be announced in
advance. No check-in after Midnight. When arriving prior to check-in time,
guests may make arrangements to use the pool facilities, but not before 9:00am.
Check-out time is not later than 11:00am. I will meet requests for earlier check-in time or
later checkout time, when‚ever possible. However, such agreements must be made
prior to arrival date and in writing.
Rate adjustments will not be made for late arrival or early departure.
PAYMENTS & CANCELLATION
* 1/3 of the total, min $500 (Initial payment), upon reservation
* Balancing 2/3 of the total (2nd payment), 6 weeks before arrival
* 3/3 of the total, 2 weeks before arrival
$300.00 security deposit required
Payments can be made by credit card (Master or Visa), cash, money order or
traveler checks. Personal checks 5 days prior to due date at the latest, please.
Make checks payable to Serendipity.
If subsequent payments are not made, I reserve the right to cancel the contract anytime after due date of
the missed payment. Rules for refunds in case of cancellation apply.
In case of cancellation, payments made prior to cancellation will be refunded, as
follows:
a) in full, provided cancellation was received earlier than 60 days prior to arrival;
b) AS FAR AS the lost rent can be recovered by another booking for the same time period, in cases
other than a). - less $ 50.00 for charge-back and other handling costs
c) No refunds at all on last minute bookings (if confirmed as such, stating "Last Minute
Rate" in contract).
ADDITIONAL CHARGES to be deducted from your security deposit, or charged to
your credit card:
* Trash not disposed of or fridge not cleaned out: $25.00
* Keys/security cards not returned at checkout: $35.00 each.
* Returned check: Applicable bank fee plus $25.00 handling fee.
* Any holiday or special event may incur a 20% rate increase -- please call for details.
LIABILITY OF GUEST
FURNISHINGS IN UNITS. Kitchen supplies, bedding and towels are provided.
Outgoing long distance calls have to be dialed through a
calling card. I trust you will respect the home like yours. Guest shall take
well care of the premises, appliances and furnishings. Guest shall be
responsible for all conditions caused by negligence, wrongful acts or omissions
of the guest and/or persons accompanying guest.
MAXIMUM OCCUPANCY. The maximum number of occupants at any time is 8 persons, including children. If
you plan to exceed this limit at any time, I will be happy to help you find
additional accommodations, if possible. Violations of this maximum person limit
or having a pet in the unit will result in eviction and forfeiture for all
moneys paid.
ASSOCIATION RULES. The unit is a condominium. The guest and persons accompanying the guest agree to abide
by the rules of the Association, a copy of which will be posted in the unit.
BEHAVIOR. Should a guest's behavior necessitate eviction, all prepaid rents and deposits shall be
considered earned.
In addition to the rent, there is 11.5% tax. A a refundable security deposit ($300.00) is required
either in cash or by authorizing the guest's VISA or MasterCard. The security deposit
will be returned (less $75.00 for end-cleaning) within 10 days after departure,
unless subject to adjustments for damages to the unit or additional charges (see
above, please). Liability of guest is not limited to the amount of
the security deposit.
OWNER'S RESPONSIBILITY
OWNER IS NOT RESPONSIBLE FOR LOSS, THEFT OR PERSONAL INJURIES SUSTAINED BY THE GUEST AND/OR PERSONS
ACCOMPANYING GUEST.
ASSIGNMENT OF THIS RESERVATION. If guest's departure date is scheduled later than three months after
confirmation date, I reserve the right to assign a different (comparable or
better) place, which I may own or not, in case the unit called Serendipity is
not available at the time of check-in, for whatever reason (including sale)
other than me having rented it out to somebody else. As of date of
confirmation, I am NOT aware of any such circumstance. Should such
circumstance arise, I will give guest notice, as soon as I become aware of it
myself. Upon such notice, guest, instead of being assigned a different place,
will have 48 hours to cancel his/her reservation, with full refund of all
payments made, forfeiting any further compensation whatsoever
MAINTENANCE. Temporarily closing of the tennis court, swimming pool etc., might occur
for routine maintenance during your stay. In the event of an equipment malfunction, I will
expedite maintenance repairs as quickly as possible to ensure your continued
comfort. However, no rebate can be approved due to circumstances beyond my
control. Guest understands that any damages that are discovered requiring
maintenance repairs, should be reported to me immediately.
DEFAULTS. If the guest defaults in the performance of any of the obligations contained
herein, and a law suit is brought against guest and/or persons accompanying the
guest, I will be entitled to recover all costs and expenses, including court
costs and reasonable attorney's fees.
RATES are subject to change without notice, unless confirmed by binding contract. This
contract is made under Florida law.
